Need to sell your house?
Moving, Sell My House

I’m Moving And Need To Sell My House Fast – Now What?

Sometimes your dream job comes when you least expect it, and you need to relocate. Families in the situation often need to sell their house fast and move to a new home where their job is located. This can be a very stressful time because not only do you need to liquidate your current house, but you need to move everything that you own to a new house, or temporary housing. There are a few things you can do to help sell your house fast and keep things simple during the moving process.

Pack Up Knick-Knacks and Personal Items

If you have lived in your house any length of time, you probably have personal items and knick-knacks that are meaningful to you about the home. In the real estate world, this is known as clutter, and decluttering is essential to selling your home fast. Don’t be offended by the fact that there is a difference in a lived in home and a saleable one.

If you are working with a realtor, they have no doubt told you that you need to declutter. Going room by room and packing away your precious mementos is a way to keep your special things safe and organized for your move. Removing them from the living spaces will also help create an open, welcoming feeling to potential buyers. The kitchen is a large offender, as are kid’s rooms and bathrooms. Think about what you actually need to use while still living in the home, and pack the rest away for travel to your new destination.

Leave Furniture for Last When Moving

It may seem wise to have your big furniture sent off to your new home so everything will be ready when you get there. However, you may want to consider leaving a few larger items in the home. Houses that look occupied sell better. According to Debra Gould, who is known as The Staging Diva in the real estate world, “If you are hoping to sell the home quickly and for as much money as possible, it’s a bad idea to try and sell a house with empty rooms.”

This is because people are not just buying a house, they are buying a home. Even if their style is different than yours, seeing a bed in a bedroom with a dresser or a couple of side tables gives a feeling of home. You do not have to leave all bedrooms furnished, but at least the main bedroom and one other bedroom will help your house feel homey instead of empty.

The dining area should have a table and chairs, and the living spaces need a comfortable couch; a couple of side tables and a television never hurts. Sometimes you will need to send your furniture ahead while waiting for your house to sell, but if you can leave your house with some furniture in it you are more likely to sell your home fast. Most realtors will suggest staging an empty home and you certainly don’t need that added expense with a fast, unexpected move already stressing your routine.

Think About a Cash Sale Offer

Another option is to go straight to a cash sale. Often when you need to move fast for a job, you just need to get the best value for your house as-is and move on to the next big thing. Working with an investor who has time on their hands and a solid reputation can get you signing papers at the title company so that you can sell your home fast and get on the road and on to your new career.
